Plans submitted for iSH Enterprise Campus

Plans for two new high-quality industrial buildings for the iSH Enterprise Campus in Cleator Moor have been submitted for planning approval.

Located within the Leconfield estate, the plans have been submitted by Cumberland Council. 

The Industrial Solutions Hub (iSH) Enterprise Campus is a £50m economic regeneration initiative led by Cumberland Council with funding and support from Government through Town Deal and Levelling Up programmes, and other strategic partners including the Nuclear Decommissioning Authority and Sellafield Ltd.

The development of the site forms part of the wider regeneration programme being delivered across West Cumbria by iSH focused upon delivering economic growth opportunities around robotics, manufacturing and digital.

iSH delivers programmes that build on the region's nuclear heritage to showcase its capacity for industrial innovation and technical capability.

The £23.6 million scheme for the light industrial units will provide businesses with the opportunity to thrive. The iSH Enterprise Campus is described as ‘a place where innovation, ambition and community regeneration come together’.

The two new buildings - Unit 9 and Unit 12 - are being developed as part of the Enterprise Campus and are expected to be available from Summer 2027, subject to planning approval. 

Available for general industrial and ancillary office use, they comprise 6,356sqm GEA floorspace, associated car parking, hard and soft landscaping, associated infrastructure and landscaping and biodiversity enhancements across the wider Leconfield estate.

The units will be tailored to meet the needs of the local and regional business community, with the flexibility to support a range of uses including:

  • Single occupancy by established businesses.
  • ‘Grow-on’ units for businesses looking to take the next step

The proposed buildings have Gross Internal Floor Areas (GIFA) of the following:

• Unit 9 - 2631sqm

• Unit 12 - 3550sqm

High-quality industrial materials will be utilised with strong but simple aesthetics with muted black cladding for the external envelope with vibrant accent colour cladding to gables. Proposed features include: 

  • Subdivision potential - can be configured to meet varied business needs
  • Steel frame construction with modern, insulated cladding
  • Ample space for loading, storage and on-site parking
  • Flexible internal layout to suit occupier requirements
