We work in partnership with the Planning Portal to provide an online application service. We prefer electronic submission of planning applications.
The best way to apply is online through the government Planning website the Planning Portal which will also let you:
- create a site location plan (compulsory for all applications)
- attach supporting documents (such as plans or photographs)
- pay the application fee online

Pre-application advice
If you are unsure whether you need planning permission for works you are carrying out or building works have already been carried out and you would like to find out whether planning permission or building regulation consent should have been in place, you can use our pre-application service.
The pre-application service is no longer free for non householder applications and there will be a charge introduced for some types of applications.

How to pay your planning fees
You can pay your fees a number of ways:
- use the planning portal when you are applying
- telephone us on 01228 817388 and make a payment quoting the reference number of the application. We do not accept cheques
If you are intending to build your own home or have a custom design built for you, then you may be eligible for a grant to cover the planning application and building regulations fee.

Next steps when planning permission has been granted or refused
Permission granted
Once permission has been granted for your works, it must be carried out according to the approved plans and the conditions attached to the permission. To discharge conditions attached to your permission you will need to make an application through the Planning Portal.
If your plans change and you need to make any amendments you will need to re-submit your application through the Planning Portal for:
- minor, non-material amendments
- large, material amendments
- to vary or remove conditions attached to your permission
- to get building regulations consent for your works
Permission refused
If your planning permission is refused, you may be able to make changes to your application which will allow your works to be granted.
If you would like to negotiate to find a more suitable option you will need to contact us.
Stating your application reference number
The name of your case officer.
We will look into the matter further and contact you to discuss options.
If you do not want to make any changes and you are unhappy with the decision, you have the right to appeal.
Appeal a decision
Appeals for householder applications appeals must be made within 12 weeks.
Appeals for most other types of application appeals must be made within 6 months.
Only applicants or their agent can appeal a decision.
Appeals are carried out through the Planning Portal.
