Self-build and custom housebuilding register
Local planning authorities have a duty to keep a self-build and custom housebuilding register of individuals and associations who have expressed an interest in purchasing serviced plots for self-build and custom housebuilding. The planning authority must have regard to the register when assessing planning, housing, land disposal and regeneration opportunities.
This register is for those who want to express an interest in self-build and custom housebuilding in Allerdale but outside the Lake District National Park. For information about self-build and custom housebuilding in the National Park, go to the Lake District National Park website.
Eligibility to join the self-build and custom housebuilding register
Individuals and associations can apply to join the self-build and custom housebuilding register. However, the register is split in to parts 1 and 2 and which part of the register you join depends on the criteria you meet. The council has a duty to grant sufficient suitable development permission of serviced plots of land to meet the demand shown in part 1 of the register.
To join part 1, individuals and all members of an association must be able to demonstrate that they meet all local eligibility conditions and all statutory requirements.
Local eligibility conditions
Local connection through any of the following conditions:
- resident in Allerdale for at least 12 months
- no longer residing in Allerdale but was a resident for at least one of the last five years
- family association with an existing resident of at least 12 months residence in Allerdale, such as a spouse, civil partner, child and siblings
- permanent employment in Allerdale or acceptance of the offer of employment
Financial viability through either of the following conditions:
- provide written evidence of sufficient resources to purchase the land you wish to build on
- provide evidence that you own the land you wish to build on
Statutory requirements
Applicants who do not have a local connection, but who meet all other conditions will be eligible to join part 2 of the register.
Applicants who do not have a local connection and who do not meet all other conditions will not be eligible to join the register.
Fee for joining the self-build and custom housebuilding register
There is no fee for joining the register.
Benefits of joining the self-build and custom housebuilding register
If you join part 1 of the register, we will get an idea of the self-build plots needed in Allerdale, and will keep you up to date on future developments. We also offer support and advice on funding opportunities, including the self-build and custom housebuilding grant.
The register acts as evidence of demand for self-build and custom housebuilding in Allerdale (outside the LDNP), joining part 1 of the register obliges the council to grant sufficient planning permissions to meet that demand.
