Building regulations approval
Building regulations approval is a different requirement from planning permission and must be applied for separately.
If you are unsure whether the work you plan to carry out is subject to building regulations you can either:
- refer to the Planning Portal's Interactive House
- complete a householder's enquiry form and send it to us
We will then determine whether you need to submit and application and send you written confirmation.
You do not need to submit a building regulations application if you have certain work where an installer or contractor registered with a Competent Person Scheme (CPS) is qualified to do the work in accordance with the building regulations and will carry out all building control issues for you.

Arranging an inspection
After your application is approved or a building notice is accepted, you will receive an inspection regime.
This shows the stages where you must contact us for an inspection.
These inspections are required to receive your completion certificate. The number of inspections depends on your project. Building notices usually need more inspections than full plan applications,

Requests for inspections should be submitted by 4:30pm to arrange a next working day inspection. If we cannot meet your request, we will agree another suitable date with you.
